What Is Renters Insurance?

A tenant policy covers your furniture, your clothes, your electronics and the liability that comes with living in the unit. It is usually the least expensive policy a New York household buys, and the one most renters skip.

What a Renters Policy Covers

Four core coverage areas generally sit inside a renters policy, commonly written on an HO-4 form. The New York Department of Financial Services lists all four.

Personal property covers your belongings against covered causes of loss, subject to policy limits and exclusions. DFS names fire, smoke, theft, vandalism, windstorm, hail, lightning, falling objects, and water damage from plumbing and appliances.

Loss of use, including additional living expenses, can help with increased living costs if a covered loss makes the apartment temporarily uninhabitable.

Personal liability can respond when you are legally responsible for bodily injury or property damage to others.

Medical payments to others can provide limited payment for certain injuries to other people, subject to the policy terms and limits.

DFS also sets special limits: $1,500 for jewelry, watches and furs against theft. Anything worth more can often be scheduled separately.

Your Landlord's Policy is Not Your Policy

Your landlord or building owner insures their own interest in the building. Depending on the building, that cover might be called rental property insurance, a landlord policy or a commercial property policy. None of them insure your belongings. DFS states it plainly: a landlord does not provide insurance for a tenant's personal property.

What Renters Insurance May Cost in New York City

DFS consumer guidance puts a basic policy at about $300 a year for around $50,000 of property protection. The average New York renters premium reported to the National Association of Insurance Commissioners for 2021 was $164.

Those two numbers measure different things, and neither is a New York City quote. State averages are context, not NYC rates.

Your own apartment renters insurance cost moves with how much property you insure, the liability limit, your deductible, your claims history, and whether the same carrier also has your personal auto insurance.

Flood is Not in The Policy, and Your Lease Has To Say So

Standard tenant forms exclude flood. Contents cover comes through the National Flood Insurance Program or a private policy.

Since 2023, Real Property Law 231-b has required every residential lease in New York to say whether the premises sit in a FEMA designated floodplain or flood hazard area, to disclose flood damage the landlord knows about, and to warn that a standard renter's policy does not typically cover flood damage. A later amendment extended this to proprietary leases, which is how co-op buildings operate. Read that clause before you sign.
